This website presents emerging proposals by Ashberry Strategic Land and Bellway Strategic Land for sustainable residential developments on adjoining parcels of land to the East of Darlingscote Road and off Tilemans Lane Shipston on Stour. Altogether, the sites comprise 12.2ha of agricultural land.

This consultation is being held to share our current proposals for the site, and to obtain feedback to inform the scheme as it evolves. Ashberry Strategic Land and Bellway Strategic Land would welcome your thoughts and suggestions as we shape our proposals. Stratford on Avon District Council will also notify local residents once the outline planning application has been submitted which will provide a further opportunity for the local community to comment before a decision is taken.

Planning Context


Development Plans are documents that set out how the District will develop over the next few years, the anticipated amount and distribution of housing and other forms of development and the standards expected. The Council must decide planning applications in accordance its Development Plan unless material considerations indicate otherwise.

The most relevant documents for the area are the Stratford-on-Avon District Core Strategy 2011-2031, which was adopted in July 2016. The adopted Core Strategy sets out the Council’s planning strategy for the District up to 2031. In addition, Shipston on Stour has a ‘made’ neighbourhood plan, dated October 2018.

Stratford on Avon District Council is in the process of updating its planning policies in order to replace the outdated adopted Core Strategy 2016 with a new South Warwickshire Plan, Ashberry Strategic Land and Bellway Strategic Land have identified these sites as potential development sites as part of this updating process.

Stratford on Avon’s Development Plan is nearly 10 years old and does not respond to the most recent evidence on housing need. As a result, further land is required to address the acute need for housing. Shipston on Stour is a sustainable location for new residential growth as it is well served by existing services, facilities and public transport infrastructure. This is reflected in both the adopted and emerging local plans which classify it as a “Main Rural Centre/Local Centre”, the largest and most sustainable category of rural settlement within the District.
