The proposals present an opportunity to create a high quality, landscape-led addition to the town that integrates with the existing green infrastructure and the surrounding context of Shipston-on-Stour. The provision for new recreational areas and open space will promote healthy and active lifestyles for the existing and future residents of the town.

The proposals have been informed by a thorough analysis of the Site, its constraints, characteristics and opportunities. A summary of the constraints and opportunities are presented below, to be considered in the development of a masterplan.

Key Elements of the Proposals


  • Around 100 new high quality homes with a mix of sizes and tenures including provision for 35% affordable homes;
  • New pedestrian and cycle connections to enhance the active travel network within the development and the town;
  • New children’s equipped play area (LEAP) and recreational routes to promote active lifestyles;
  • Proposed vehicular and pedestrian access to Tilemans Lane;
  • Proposed dwellings overlooking the open space, green amenities and recreational routes to provide passive surveillance, creating a safe and secure environment;
  • Proposed woodland copse located at the highest point of the Site (west) in response to landscape and visual sensitivities and characteristics of the surrounding area;
  • Sustainable urban drainage (SuDS) features to support and enhance the biodiversity and ecological value of the Site; and
  • Retention and enhancement of existing landscaped bund as part of the proposed landscape framework.

Key Benefits


The benefits of the proposed developments include:

  • Provide much needed new homes for the local area, including a range of sizes and tenures to meet demand;
  • Create a strong, landscaped edge to the settlement through retention and enhancement of existing boundary features and new boundary planting;
  • Provide new multifunctional open spaces, including a woodland copse and biodiversity rich areas, for people and nature to enjoy, as well as providing 10% biodiversity net gain in and around the Site;
  • Provide new recreational routes within the landscape, connecting to existing active travel routes to increase opportunities for walking and cycling in and around town; and
  • Stimulate the local economy through additional spending from both the construction of new homes and future residents supporting local services and amenities.
